When purchasing a home in Victoria, it's crucial to consider the property's construction aspects to avoid unpleasant surprises later on. In addition to financial arrangements and contract reviews, prospective buyers should prioritise arranging a pre-purchase inspection with a registered building practitioner.

This comprehensive inspection covers every aspect of the property, including the roof space and its location concerning bushfire-prone areas. It also advises on the importance of pest inspections. State Building Surveyor Andrew Cialini highlights that such inspections provide valuable insights into the property's condition, potentially saving buyers from unexpected and costly repairs.

He emphasises that visible cosmetic enhancements like fresh plaster and paint may conceal underlying issues such as structural damage, mold, or plaster cracks. In addition to engaging a qualified building surveyor or inspector, Cialini recommends conducting personal due diligence, including checking the building's permit history.

Furthermore, all new homes and renovations in Victoria must adhere to energy efficiency standards, including a minimum 6-star NatHERS rating since 2011. Sustainable features like rainwater tanks or solar hot water systems are also encouraged, offering long-term benefits such as reduced living costs and enhanced property value.
